“Critical construction is what I look after,” says Susanta Maikap, “I am involved with our real estate projects not only in Kolkata but also Siliguri, Bhubaneswar, Jaipur and Durgapur.”
Critical construction entails improving construction project planning capabilities. Schedule, quality and procurement planning are most frequently executed in construction projects. What makes the project ultimately successful is the impact of complicated preparation processes that have the greatest bearing on all construction sectors. According to Sushanta Maikap, construction project managers wishing to improve project performance at the planning phase should concentrate more on the accurate identification of all project activities.
He stresses. “Good scheduling can eliminate problems due to production bottlenecks, facilitate the timely procurement of necessary materials, and otherwise ensure the completion of a project as soon as possible. The most widely used scheduling technique is the critical path method. This method calculates the minimum completion time for a project along with the possible start and finish dates for all construction activities. Indeed, we regard critical path scheduling as the only usable and practical scheduling procedure.”
Sushanta Maikap joined Mani Group in 1998 but was already engaged as an independent constructor before he formally accepted his assignment. “I have worked in most of the projects,” he reveals with a smile. “The relationship has been long. Sanjay ji is a great boss to work for and he is also a very compassionate person. He has a huge ability to get to the core of a problem that makes him very demanding, as he does not believe in shortcuts. We were working on a project on Short Street when I joined the Group. And from small projects, today we are handling gigantic megacities. That gives me a lot of satisfaction.”
